About the Roofing Estimate template

A Roofing Estimate is a detailed cost breakdown for a roof replacement, repair, or new installation, itemizing materials, labor, tear-off, and disposal so the homeowner and contractor agree on scope and price before work begins. It converts roof measurements and material choices into a defensible number, protecting your margin and setting clear client expectations. A precise estimate also reduces change orders and payment disputes once crews are on the roof.

It's part of My QMS, MyPMP's Quality Management System: fill it in online, personalize it with your name and logo, then export a clean, branded PDF. Your work auto-saves in your browser.

When to use a Roofing Estimate

  • Bidding a full re-roof or new-construction roofing job
  • Quoting a storm-damage or leak repair for insurance or a homeowner
  • Comparing material options (asphalt shingle vs. metal vs. TPO) at different price points
  • Documenting scope before signing a contract or requesting a deposit

What a good Roofing Estimate includes

  • Roof measurements: squares, pitch, and number of facets/valleys
  • Material line items: shingles/membrane, underlayment, flashing, ridge cap, vents, fasteners
  • Labor and tear-off: removal of existing layers, decking repair, and installation hours
  • Disposal, permits, and dumpster/haul-away fees
  • Waste factor, subtotal, tax, and total with payment/deposit terms
  • Warranty details, valid-through date, and exclusions or assumptions

Tips & common mistakes

  • 💡Add a 10–15% waste factor for cut-up roofs and steep pitches so material shortfalls don't erode profit.
  • 💡Note decking repair as a per-sheet unit price contingency—rot is common and hidden until tear-off.
  • 💡Always include an expiration date; material prices, especially asphalt and metal, shift quickly.

How it works

  1. 1. Fill it in — type directly into the fields, tables and sections above.
  2. 2. Brand it — add your organization name and logo with the Branding button.
  3. 3. Export — print to PDF, or become a member to white-label and sync across devices.

FAQ

How do you measure a roof for an estimate?

Roof area is measured in squares (100 sq ft each), calculated from the footprint adjusted for pitch multiplier, plus counts of ridges, hips, valleys, and penetrations. Many estimators use aerial measurement reports or manual field measurements to size materials accurately.

What's the difference between a roofing estimate and a quote?

An estimate is an informed approximation of cost that can change if hidden conditions like rotted decking appear, while a quote is a fixed price the contractor commits to. Clearly labeling which one you're providing prevents disputes over the final invoice.

Should a roofing estimate include tear-off costs?

Yes—removal and disposal of the existing roof are separate line items from installation, and costs rise with each additional layer being stripped. Omitting tear-off is a common reason estimates come in far below the final bill.
