About the Construction Management Plan template

A Construction Management Plan (CMP) sets out how a construction project will be delivered, coordinated, and controlled from mobilisation through handover. It defines site logistics, roles, methods, and controls so contractors, subcontractors, and stakeholders work to a single agreed approach. A clear CMP reduces delays, disputes, and safety incidents while keeping cost, quality, and programme aligned.

It's part of My QMS, MyPMP's Quality Management System: fill it in online, personalize it with your name and logo, then export a clean, branded PDF. Your work auto-saves in your browser.

When to use a Construction Management Plan

  • β–ΈBefore mobilising to site on a new build, fit-out, or civil works package
  • β–ΈWhen a local authority or planning condition requires a CMP for approval
  • β–ΈTo coordinate multiple trades, deliveries, and site access on constrained or urban sites
  • β–ΈWhen bidding or onboarding a contractor and you need to demonstrate delivery capability

What a good Construction Management Plan includes

  • βœ“Project scope, phases, and construction programme with key milestones
  • βœ“Site organisation chart, roles, and responsibilities (client, PM, principal contractor, subcontractors)
  • βœ“Site logistics: access routes, deliveries, laydown, welfare, plant, and traffic management
  • βœ“Health, safety, and environmental controls, permits, and method statements
  • βœ“Quality management, inspection and test plans, and handover requirements
  • βœ“Risk register, cost/change control, and communication and reporting procedures

Tips & common mistakes

  • πŸ’‘Keep the logistics and traffic plan on a marked-up site drawing, not just in prose, so trades can act on it
  • πŸ’‘Align the CMP programme with the contract programme and update both when sequences change
  • πŸ’‘Don't treat the CMP as a one-off document, review it at each phase gate and after major design or scope changes

How it works

  1. 1. Fill it in β€” type directly into the fields, tables and sections above.
  2. 2. Brand it β€” add your organization name and logo with the Branding button.
  3. 3. Export β€” print to PDF, or become a member to white-label and sync across devices.

FAQ

Who is responsible for preparing the Construction Management Plan?οΌ‹

The principal contractor or construction manager usually prepares the CMP, often with input from the client, project manager, and design team. On planning-conditioned projects it may need local authority sign-off before works begin.

What is the difference between a Construction Management Plan and a Construction Phase Plan?οΌ‹

A CMP covers overall delivery, logistics, and coordination across the project, while a Construction Phase Plan (under CDM regulations) focuses specifically on managing health and safety during the construction phase. They overlap on site controls but serve different primary purposes.

When should a Construction Management Plan be finalised?οΌ‹

It should be substantially complete before mobilisation and site setup, so access, logistics, and safety arrangements are agreed. It is then maintained as a living document and updated at each project phase or major change.
