About the Construction Budget template

A Construction Budget is a detailed cost plan that breaks a project into line items—labor, materials, equipment, subcontractors, permits, and contingency—so you can control spend against the estimate from bid to closeout. It converts the schedule of values into trackable numbers, giving you early warning when a cost code trends over. Without one, change orders and overruns go unnoticed until it is too late to recover margin.

How much contingency should a construction budget include?

A typical range is 5–10% of hard costs for new construction, and 10–20% for renovation or projects with unknown site conditions. Set the percentage based on design maturity and risk, and reduce it as scope firms up.

What is the difference between budgeted, committed, and actual cost?

Budgeted is your planned estimate, committed is the value locked into signed contracts and purchase orders, and actual is what has been invoiced or paid. Comparing all three shows both current spend and future exposure.

How do change orders affect the construction budget?

Each approved change order should be logged and posted to the specific cost code it impacts, adjusting that line's budget rather than being buried in a lump sum. Fund them from contingency where possible so the overall baseline stays visible.
