About the Bill of Quantities template
A Bill of Quantities (BoQ) is an itemised schedule of the measured works, materials, and labour required for a construction project, prepared from drawings and specifications. It gives every tendering contractor a common basis to price against, so bids can be compared like-for-like, and it later supports valuations, variations, and interim payments.

What a good Bill of Quantities includes
- βItem reference number and clear work description
- βUnit of measurement (m, mΒ², mΒ³, nr, tonne, sum)
- βQuantity measured from drawings, with method of measurement noted (e.g. NRM2 or SMM7)
- βRate per unit and extended amount (quantity Γ rate)
- βSection or trade breakdown with subtotals (preliminaries, substructure, etc.)
- βProvisional sums, prime cost sums, and contingency allowances

Tips & common mistakes

What is a Bill of Quantities?οΌ
It is a detailed, itemised list of the materials, labour, and works needed for a project, each with a quantity, unit, and rate. It lets contractors submit comparable priced tenders and forms the basis for later valuations.
What is the difference between a firm and an approximate Bill of Quantities?οΌ
A firm BoQ is measured from complete drawings and is used for tendering a fixed scope, while an approximate BoQ is based on incomplete design and re-measured on site as the work is built.
Who prepares the Bill of Quantities?οΌ
It is usually produced by a quantity surveyor or cost consultant working from the architect's and engineer's drawings and specifications, before tenders are invited.
